Flood Insurance
Flood is not covered on a homeowners policy.
A flood policy is typically issued under the National Flood Insurance Program. It may be serviced by an insurance company but the rules and coverage are set by the Federal Government. There are individual flood zones that determine the likelihood of your home to be damaged by flood.
The higher the flood zone, the higher the price.
If you are considering buying a home in a flood zone, find out what zone you are in before you buy the property.
You do not need to be in a flood zone to buy flood insurance. If it rains where you live your have the potential for flooding that is NOT covered by your homeowners policy.
Flood insurance is very different than your homeowners insurance. If it is not written correctly you could have much more than a deductible to deal with.
If the policy is written in the wrong zone or if it is established at the time of loss you are closer to a body of water or the elevation is wrong or you said the first floor is unfinished and it is finished they will reduce the claim payment based on what limits your premium would have provided with the correct information.
You need an insurance professional to help you navigate this exposure.
